The house was built at the end of the 19th century. The first owner was Despina Konstantinova. In the Archives of the Municipality of Varna there is a project for an extension from 1928, with the author arch. M. Yordanov (Manol Yordanov Statelov - 1877-1954).
There are 4 additional one-story outbuildings on the property. The building in question is located on the street regulations of "Knyaz Boris" Blvd. and "Pushkin" St. The building consists of two floors and an attic floor. The construction is massive, a Prussian vault is used above the basement. The roof structure, as well as between the ground floor and the first floor, was wooden. The floor plan has a regular rectangular shape. There are entrances to the commercial part from the northwest and to the residential part of the yard from the southeast. The part of the first floor facing the boulevard is designated as a commercial area, behind it are the warehouses for the commercial areas, and the second floor is residential with a vestibule layout. The function has been preserved to this day. With the exception of the ground floor on the two streets, the authentic appearance of the house has been largely preserved.
In the 1980s, the ground floor was rebuilt, including structural changes. At the beginning of the 21st century, the veranda on Pushkin Street was glazed. The interventions did not affect the part - the bearer of the valuable characteristics of the building, which is in perfect condition.
The object is a typical representative of residential architecture in Varna from the beginning of the twentieth century. The floor plan of the residential part shows that the building was built for a family with good financial capabilities. Regardless of the later interventions, the building has a high cultural and scientific value in typological and scientific terms.
The total volumetric solution consists of a ground floor and one residential floor. The facade on "Knyaz Boris I" Blvd. is three-part, symmetrical, with the middle part highlighted by a bay window and a segmental pediment that interrupts the main cornice. The facade on "Pushkin" Street is also three-part, but the flanking sections are not strictly symmetrical in terms of openings and horizontal size. The middle section should have been emphasized with a semicircular pediment, but it was executed without it, in which case the main cornice was not disturbed. This difference from the project does not disturb the good overall impression of the volumetric composition.
The order treatment and ornamentation have a general Secession sound that is more clear in the design than in the realization. The calm, horizontal general proportion of the facades, with small changes in the profiles of the cornices, the finish of the pilasters of the window frames, etc., give the character more of a Neo-Renaissance composition.
The overall impression is of an eclectic architecture, suggesting dignity and balance.
No it is known that the building is connected with significant historical events.
In terms of urban planning, the object is an essential element of the group immovable cultural value, "Knyaz Boris I" and "Slivnitsa" boulevard ensembles.
