The building was most likely built at the beginning of the 20th century. There is an upgrade project from 1928. with author arch. Art. Dokov. The Khadjolyan brothers are listed as owners. On the first floor was the well-known photography studio of Hovhannes Hadjolyan, which existed from its construction until 1972. On the second floor is the first residence of the Khadjolyan family (the family owns several other houses in the city). The building has a massive supporting structure. The floor and roof structures are wooden. The building is located on the street regulation line. In the original project, there was a corridor in the middle of the ground floor leading to the courtyard, shops were located asymmetrically on both sides, with their own entrances from Ruse Street. The entrance to the residential part is on the south side - from the yard. The second/residential/floor has the typical vestibule scheme of the time. The living part consists of a kitchen and three rooms. To date, the building has almost preserved its appearance. Commercial activity is the reason for the repeated reconstruction of the ground floor over the years. The basement is closed, the entire ground floor is covered with advertising elements, but the living floor is in good condition, restored, you can even see the authentic inscription "Photography".
During its many years of operation, the building has undergone numerous reconstructions, both in terms of the ground floor plan and in terms of the facade. For this reason, it is impossible to restore the original and distribution, which reduces the value and characteristics in typological and scientific terms.
Of the two-story facade on "Ruse" street, the original treatment has been preserved only on the residential floor. The facade is symmetrical, three-part, with the middle part shaped like a slightly pronounced risalite, and the parterre part shaped like a portico. It ends with a simple profiled cornice, accented with a notch, under which the original "logo" of the building is preserved. The two lateral lobes are wider, flanked with lysene along the entire height. The fields are decorated with symmetrical stepped recesses in depth towards the windows. The living floor is finished with a two-piece cornice with a rectangular section. Above it is a low, smooth attic, with a stepped gable in the middle. Absent any decorative elements, it can be judged that the general characteristic of the style is Art Nouveau. Overall, the composition leaves a sense of restraint and dignity.
Historically speaking, the building is significant for the fact that it housed the first professional photography studio in the city of Varna. In terms of town planning, its values and qualities consist in the fact that it is part of the framework of the Varna Drama Theater building.
